Regulatory Status

C2 Mortgages Ltd. is an Appointed Representative of HL Partnership Limited which is authorised and regulated by the Financial Services Authority under registration number 303397.

We are registered in England & Wales with Companies House Registration number 14423354, and our registered office address is Suite 3, Liverpool Road Studios, 113 Liverpool Road, Liverpool, L23 5TD.

Service

We consider the products from a large number of mortgage lenders and insurance providers in order to recommend appropriate solutions to meet your individual needs and circumstances.

We act on your behalf and will provide you with information relevant to your mortgage needs, covering such items as an explanation of taking out a mortgage and the implications and responsibilities you will have as a homeowner

Fees & Payments

C2 Mortgages Ltd. does not charge fees to customers. Instead, we operate a transparent system whereby we are paid commission from the product providers we recommend. The amount of the commission we earn varies depending on the type of product and provider so we will tell you in advance what we will earn.

Furthermore, we will pay you, the customer, a cashback from the money we earn. This is as follows:

Product TypeCashback
Mortgages6.5% of the gross commission earned by C2 Mortgages Ltd. The actual amount of cashback won’t be confirmed until the lender has paid C2 Mortgages. The actual commission is based on the final loan amount released which may differ slightly to the original illustration in some circumstances.
Protection InsuranceEqual to the first full months’ premium, capped at £100.00. This will apply to life assurance policies, critical illness cover, and long-term income protection policies. This will be paid after the policy has been in force 12months – before the 13th premium is collected.
The services below are offered by referral and neither HL Partnership Limited nor C2 Mortgages Ltd are responsible for any advice received.
Conveyancing£75.00 per completed transaction when referred to one of our recommended solicitors. For a simultaneous sale and purchase, that would be classed as 2 transactions so would earn £150.00 cashback.
Wills£10.00 per completed transaction when referred to our recommended Will writer.
We reserve the right to remove these offers at any time.

All payments will be made within 7 working days of C2 Mortgages LTD receiving the funds from the provider *except Protection Insurance.

Our Responsibilities

During our initial consultation we will complete a client questionnaire (Fact find) to enable us to better understand your circumstances and your needs; this enables us to give appropriate advice on your Mortgage and Protection needs.

As part of this process, we will ask you to provide documentation to show your identity, address, income and deposits.

We will subsequently conduct research to establish what products are most appropriate for your needs and make these recommendations to you.

These recommendations will be confirmed in writing as the advice we provided. You will also be provided an illustration regarding the product(s) recommended.

A detailed summary of the advice we have given, explaining why it was suitable for you, will be provided so you have a permanent written record of our dealings with you.

We will also act in your interests to ensure the products we recommended go live as soon as required.

Your Responsibilities

It is your responsibility to deal with us in an honest and transparent manner. Failure to disclose key facts that relate to your personal circumstances could significantly influence the advice given. In some circumstances failure to disclose information could impact upon your ability to obtain the most suitable product and could even invalidate the product, such as material non-disclosure that could be considered to be a fraudulent act. If you have any doubts as to whether you should disclose a matter, tell us and we can help.

It is also your responsibility to check that the product provided is as you expected, therefore you should check the ‘Offer’ document on a mortgage and the application and policy document on an insurance policy. If it is not as expected, please notify your adviser immediately.

Instructions

We normally accept your instructions verbally; however, we always recommend that all instructions are provided in writing for the avoidance of misunderstandings.

Confidentiality & Data Protection

We will treat all your personal information as private and confidential (even when you are no longer a customer), except where we are compelled by Law, where disclosure is made at your request, or where you have given specific consent. You have a right to see what data we hold by making a request in writing.

A separate Data Protection notice will be provided which explains what information we collect, why, and how it will be processed.

We like to keep our clients informed of products and services we offer which may be of interest to them. You have a choice whether to receive such marketing material from us. If you do not give us this permission, we will not issue any unsolicited marketing nor undertake any other form of unsolicited contact with you.

Cancellation Rights

Depending on the product provided you will have different cancellation rights; these will be explained to you as part of our advisory process and will be disclosed to you by the provider in their communications also. It is your responsibility, however, to exercise these rights in a timely fashion; we cannot do this on your behalf.

Client Money

As a business C2 Mortgages Ltd. will never ask you for money. Any payments that need to be made to third parties like mortgage lenders or insurance companies will normally be taken by card or direct debit, by that provider.

Conflicts of Interest

We will not transact business where we believe might cause a conflict of interest. If we believe that a conflict of interest exists, we will notify you in writing first and outline the basis upon which we could proceed. The final decision will be yours.
